<p>OVERPRICING TRICKS</p>
<ul>
<li>In the home selling marketplace of today, over half of all home sellers are tempted to price their home above the market.</li>
<li>The bad news is that over pricing a home usually backfires on the homeowner.</li>
<li>In these modern days, most potential buyers have access to area price information, including statistics on pending sales that have not yet closed! This makes it easier than ever for a buyer to pinpoint the appropriate price for a particular property.</li>
</ul>
<p>MAKE YOURSELF INVISIBLE</p>
<ul>
<li>Owners should try at all costs to be gone during a showing appointment. This will prevent hidden desire to show them everything you have done to the home&#8212;but this is a true turn off for most buyers.</li>
<li>Buyers want to look at a home at their own speed, without distractions. As an example, a seller might say the neighborhood is quiet with mainly elderly neighbors. However, the buyer may want a neighborhood that is chock full of energy or full of children.</li>
<li>Always try to let the buyer’s agent do the sales pitching!</li>
</ul>
<p>RESTRICTED ACCESS</p>
<ul>
<li>Some homeowners are apprehensive about leaving a key and allowing strangers into their home. This can really have a large negative marketing impact!</li>
<li>For over a decade Realtors have been using secure lock-boxes to hold the home keys along with registration techniques to insure that only Realtors can gain access.</li>
<li>Restraining access is sure to minimize the amount of showings. In today’s market, it is just too easy for a Realtor or buyer to cross your home off the list. Make your home as convenient to a potential purchaser as possible!</li>
</ul>
<p>IGNORING PROFESSIONAL ADVICE</p>
<ul>
<li>Your sponge painted bathroom may thrill you, but the odds are that a home will sell faster and for more money if painted in a neutral color.</li>
<li>A Realtor has years of experienced information at his or her disposal. Taking their advice to heart will only aid in the successful marketing of your home.</li>
<li>A seller that presents his house with a very personal décor is engaging in self-sabotage.</li>
<li>When given professional advice to alter your décor you should take it!</li>
</ul>

A Mountain Home Real Estate has many tools to use in marketing a home. The following are some of the marketing technique’s we use:<br />
*Perform automated fax polling to as many as 200 area Real Estate offices.<br />
*Place your home on the Multiple Listing Computer Service (MLS), used by all Realtors.<br />
*Place your home on the A Mountain Home Real Estate office interactive fax on demand system. This allows buyers 24-hour home information.<br />
*Place your home on the World Wide Web utilizing several Internet sites.<br />
*Send an e-mail press release to area Realtors.<br />
*Create marketing brochures and marketing materials.<br />
*Utilize target data basing to reach better potential buyers.</p>
<p><strong>Maximizing Your Home&#8217;s Appeal</strong><br />
The information below is a check list of things I do to optimize your homes marketability. Before you list your home with someone else make sure these items are available and used to maximize your marketing results.<br />
1. A COMPETITIVE MARKET ANALYSIS is prepared, to help you establish the correct selling price of your home.<br />
2. A FAX POLL is sent out to as many as 200 Real Estate agents. This unique automated home for sale notification system is extremely potent.<br />
3. A Brochure is prepared for buyer handouts.<br />

6. A GUIDE TO LAKES &amp; RIVERS will be utilized. We shouldn’t have to tell you how important this is to buyers that love the outdoors.<br />
7. GRAPHIC CONVERSION BROCHURES are prepared and utilized, to mail out to potential prospects using target database marketing techniques.<br />
8. FAX FEEDBACK CARDS are created to place at the home-site. This allows you instant access to buyer&#8217;s comments.<br />
9. The INTERNET site are put to use by listing your home on this widely used world network.<br />
10. INFORM REFERRAL NETWORKS that are nationwide your homes availability.<br />
11. THE MLS SYSTEM will of course be used to inform other Realtors® of your home. All Realtors access this computer network®.<br />
12. A MARKET PREPARATION GUIDE will be prepared for you to preview and apply, if you deem appropriate.<br />
Marketing is the critical difference between a home selling successfully and a home sitting with no showings or offers. We are finding it increasingly necessary to blend state of the art marketing tools while not forgetting old-fashioned hard work.<br />
